Choosing to Sell Your Own Real Property?

 Real Estate Purchase and Sale Agreement – AFLDP document preparation professionals will prepare a completed Agreement that contains the details of the sale of your real estate, using the transaction information that you supply. You provide AFLDP with some basic information concerning the property, the sale price and other relevant terms of the deal, and AFLDP will prepare the Agreement that you can use with your potential real estate purchasers.

 Counter Offer Form – (For use with Real Estate Purchase and Sale Agreement.) In some cases, a potential purchaser may not agree to the sale terms proposed by the seller. AFLDP will provide you with a counter offer document, customized with the information concerning the seller and the property being sold, that can be utilized by potential purchases to negotiate the deal. Using this customized document can speed the sale process and can avoid conflicting terms of the sale of your home.

Deed – A Quitclaim Deed, a Warranty Deed or a Survivorship Deed will be prepared for you based on your specific circumstance, formatted by the martial status of the parties. Whichever deed you choose based on your own particular needs, you will simply provide to AFLDP some basic information about the property and AFLDP’s professionals will prepare a fully completed deed. Then, to complete the process, the person selling or transferring the property simply signs the deed where indicated and has it witnessed and notarized. We offer filing services or you can choose to take the title to the property and file it with the appropriate county governmental office. Once filed, ownership and title to the property is transferred. It’s that simple!

HUD 1 Settlement Statement - When your For Sale By Owner is ready to complete we will provide the Settlement Statement detailing all costs included in the transaction for Sellers and Purchasers.

Notary Services - Transferring ownership of property requires notarized signatures on the Deed. We offer in house Notary by appointment and Online Notary Services for clients who elect to use that option.

In real estate sale transactions, other documents are required to be provided to the purchaser of the property – and these document are prepared for you at no additional charge!

Real Property Disclosure Statement – this document is required to alert the potential buyer to the condition of the property. AFLDP’s document preparation professionals will customize this document with the seller’s name, address of the property and the Purchasers information including other pertinent information supplied by you including the specific conditions and situations concerning or affecting the property into the document. The completed document package is then ready to be provided to the potential purchasers!
